Both the Cedar Lakes HOA and the Lake Carole Lake Owners Association are the products of necessity.

Cedar Lakes Homeowners Association, West
​Established in 2000, Revived in 2016

The Cedar Lakes HOA for Phase III was established in 2000 to provide for the orderly maintenance and oversight of all parcels in the subdivision. While the Declarations provided general guidance, there was no established Board to conduct the business of the Association. Assessments were not being collected, so there was no routine maintenance of the common areas, or maintenance of infrastructure. The HOA was revived in 2016 to complete the vision of the developers and address all deferred maintenance and beautification issues. Today the HOA is in great shape and serving the 35 members of our Association.

Lake Carole Lake Owners Association
​Established in 1993, Revived in 2016

The Lake Agreement was established in 1993 to ensure the longevity and viability of the lake and dam. Residents that enjoy living on the lake sometimes forget the lake is a living thing and must be cared for. The dam is a physical structure subject to the elements and unwanted, harmful vegetation growth. All lake front residents share in the in the responsibility for the lake and dam, as well as any liability resulting from either the lake, or the dam. The Lake Association was revived in 2016 to address issues raised by DHEC and the push in South Carolina to make dam owners responsible for dam upkeep. While the dam is in great shape now, it received a failing grade following the massive flooding in SC during the fall of 2015.

​Our Goal
​

To conserve and beautify the common areas of the subdivision which are the corners of the entrance and the four street corner of Lake Carole Court and Mary Charles Court. To protect the trees on undeveloped parcels and ensure that development of the parcels is consistent with the governing documents of the Association. To promote a sense of community and well being. To do all we can to protect property values in the subdivision. To achieve these goals in the most unobtrusive manner possible.

​Our Goal
​

"Protecting the Lake and Dam" is the primary objective of the Lake Owners Association. It is not a homeowners association. Instead the LOA deals exclusively with the continuity of the lake and dam. This is done by ensuring routine cutting of the dam, to include proscribed tree and brush removal. The Association also maintains the twin siphons used to prevent overflowing of the dam during emergencies when DHEC requests we lower the lake level. Seeding the dam is another responsibility of the LOA. This helps ensure there are grasses in areas prone to erosion. The lake and dam are living entities. The LOA members are jointly responsible for the viability of both.

Our HOA Board of Directors and Lake Association Trustee are long-time residents of the Cedar Lakes community. Our residents have a wealth of combined experience. We are all willing to assist with issues you may face as property owners in Cedar Lakes, Especially during the new construction phase.
